Property damage can turn a household or a business upside down in an afternoon. The claim that follows should help, but many Dallas property owners find it adds a second layer of stress: dense policy language, rotating adjusters, deadlines, and a first estimate that falls short of what a contractor will actually charge. As a Dallas Public Adjuster, we represent policyholders on a wide range of property insurance claims. We handle the inspection, documentation, estimating, and negotiation so you can focus on getting back to normal.
The cards above link to each individual service. Here is how they fit together.
Residential and commercial claim representation
Reporting a claim takes one phone call. Getting it paid correctly takes accurate valuation, a careful read of the policy, and steady follow-up with the insurer. We represent homeowners and business owners across Dallas County, including:
- Single-family homes, townhomes, condos, and duplexes
- Apartment communities and other multi-unit residential buildings
- Retail, office, warehouse, industrial, and mixed-use properties
- Owner-occupied and tenant-occupied buildings
Homeowners can start with residential property claims. Businesses and property managers should see commercial property claims, which covers multiple buildings, low-slope roofs, and business income questions.
Dallas hail damage claims, wind, tornado, and roof claims
Severe weather drives most claims in Dallas County. NOAA's Storm Events Database lists 841 hail reports in the county, with April and May the peak months, and 708 thunderstorm wind reports. The May 28, 2024 windstorm reached up to 95 mph in Garland according to a National Weather Service survey, and the county has taken direct hits from tornadoes such as the EF4 Garland/Rowlett tornado in December 2015 and the EF3 north Dallas tornado in October 2019. We help with:
- Hail damage claims: bruised or fractured composition shingles, dented metal, broken skylights, and damaged HVAC units
- Wind damage claims from straight-line winds, downbursts, and severe thunderstorms
- Tornado damage claims, from partial roof loss to total losses
- Storm damage claims where hail, wind, and water arrive together
- Roof damage insurance claims, including repair-versus-replace disputes and code-related items
Weather records can support a storm claim. Search your city or ZIP code with our storm lookup tool, or browse the Dallas storm history.
Flood and freeze claims
Dallas sees both extremes. The August 2022 flash flood dropped upwards of 15 inches of rain on parts of the city, and Winter Storm Uri in February 2021 brought single-digit lows that split pipes in homes and businesses across North Texas. Ice storms followed in 2023, 2025, and 2026. These events lead to two very different claims:
- Flood damage claims under a National Flood Insurance Program or private flood policy. Standard homeowners and commercial policies generally exclude flood.
- Freeze damage claims, such as burst pipes and the water damage that follows, which are often handled under the regular property policy, subject to its conditions.
Fire and smoke damage
A fire loss does not end when the trucks leave. Smoke, soot, and heat travel through attics, wall cavities, ductwork, and contents, and the water used to put the fire out adds its own damage. We work on structural fire damage, smoke and soot contamination, water damage from firefighting, lingering odor, and partial or total losses. See fire damage claims and smoke damage claims.
Water damage claims
Water losses are some of the most misunderstood claims. Coverage often turns on where the water came from and whether the damage happened suddenly or over time. We assist with:
- Storm-driven water entering through a damaged roof, window, or wall
- Burst pipes and sudden plumbing or appliance failures
- Roof leaks and drainage problems
- Mold that develops as secondary damage, where the policy provides coverage
The water damage claims page explains the usual line between sudden and gradual damage. Foundation movement from Dallas's expansive clay soils is usually excluded unless it was caused by a covered peril, so check your policy.
Other covered losses
Not every loss fits one label. We also review claims involving structural collapse, theft and vandalism, vehicle or tree impact, and damage to equipment and contents. If you are not sure whether something is covered, we can go through your policy with you before a costly decision is made.
Denied, underpaid, and delayed insurance claims in Dallas
Many people call us after something has already gone wrong. We help with:
- Denied insurance claims: comparing the denial reasons with the policy and the evidence
- Underpaid insurance claims: scope, pricing, or line items that do not match the damage
- Delayed insurance claims: measured against the timelines in the Texas Prompt Payment of Claims statute
- Insurance estimate review: a line-by-line comparison of the insurer's estimate with the actual damage
Reopening previously settled claims
A closed claim is not always final. Depending on the policy and the timeline, a claim may be supplemented or reopened when:
- More damage showed up after the first inspection
- Repairs uncovered hidden damage
- The original estimate left out scope or used low pricing
- The payment did not reflect real repair costs, including building code items
Our insurance claim supplements service handles these situations. When the disagreement is about the amount of the loss rather than coverage, the policy's insurance appraisal clause may also be an option. Check your policy for deadlines, and talk to a Texas attorney about any deadline to file suit.
How our service process works
Every claim is different, but the approach stays consistent:
- Initial consultation through a Free Claim Review of your situation, policy, and insurer documents
- Property inspection and damage assessment, often documented with Xactimate and Matterport 3D imaging
- Policy analysis of coverages, deductibles, endorsements, and exclusions
- Claim preparation: a detailed estimate and supporting file, after a written contract with fees disclosed up front
- Negotiation and follow-up with the insurer
- Resolution, including recoverable depreciation follow-up where the policy allows
You will always know who is handling your claim and what comes next.
When professional representation makes sense
You do not need a public adjuster for every claim. Consider getting help if the claim is delayed or disputed, the offer will not cover repairs, the insurer keeps asking for more information, the paperwork feels overwhelming, or the damage is extensive or hidden. Getting involved early can prevent mistakes, but we can step in at most points in the process.
Serving Dallas property owners
Dallas has its own mix of claim challenges: hail-bruised shingles on brick-veneer homes, older pier-and-beam houses in Lakewood and Oak Cliff, Craftsman and Tudor homes in the Park Cities, and flat TPO and modified-bitumen roofs on apartments and warehouses. Repairs inside the city follow the City of Dallas Planning & Development Department's permit process, and each suburb has its own; see our Dallas building codes guide. We serve Dallas and every community on our service areas page.

Frequently Asked Questions
What types of claims does a Dallas public adjuster handle?
We work on residential and commercial property insurance claims, including hail, wind, tornado, storm, roof, flood, freeze, fire, smoke, and water damage, along with claims that have been denied, underpaid, or delayed. We do not handle auto, health, or liability claims.
Do I need a public adjuster for every claim?
No. Small, straightforward claims are often resolved fairly without outside help. Representation usually makes the most sense when the loss is large or complex, the claim is disputed, or the insurer's estimate does not cover the real repair scope.
Can you help after my claim was already paid or closed?
Often, yes. Many policies allow a supplemental or reopened claim when more damage is found or the original scope was incomplete, subject to policy deadlines. We review the file and tell you honestly whether further recovery looks possible.
How are your fees set?
Fees are disclosed in a written contract before any work begins; Texas law caps public adjuster compensation at 10% of the insurance settlement. The Free Claim Review has no cost and no obligation.
Do you only work inside Dallas city limits?
No. We serve Dallas, Dallas County, and surrounding North Texas communities, including Highland Park, University Park, Richardson, Garland, Irving, Mesquite, Carrollton, Grand Prairie, Plano, and Rowlett. See our service areas page for the full list.
Is wind and hail damage in Dallas covered by TWIA?
No. Dallas County is not in the Texas Windstorm Insurance Association's designated coastal area, so Dallas properties typically get wind and hail coverage from their regular insurer, or from the Texas FAIR Plan where applicable. Check your declarations page for a separate wind/hail deductible.
